Portugal's Golden Visa remains open and highly sought-after in 2026. With real estate removed in 2023, fund investment (€500K) is now the dominant route. Renewals moved fully online in February 2026. Here's everything you need to know.
Portugal's Golden Visa — officially the ARI (Autorização de Residência para Investimento) program — has been one of Europe's most popular residency-by-investment routes since its launch in 2012, attracting over 12,000 investors and raising more than €7.5 billion. Despite significant changes in 2023 (real estate removed) and ongoing citizenship timeline debates, the program remains active and highly competitive heading into 2026.
Current Investment Routes (2026)
With real estate eliminated as of October 2023, three routes remain:
- €500,000 — Subscription to regulated private equity or venture capital funds (most popular route in 2026)
- €500,000 — Incorporation of a company that creates at least 10 full-time permanent jobs in Portugal
- €250,000 — Donation to national heritage or cultural and artistic projects (reduced to €200,000 in low-density interior areas)
Key 2026 Update: Renewals Now Fully Online
From February 16, 2026, all Golden Visa renewal applications must be submitted through AIMA's dedicated online Renewal Portal. Investors no longer need to attend in-person appointments for renewals — a major quality-of-life improvement that reduces wait times and simplifies the process for holders already outside Portugal.
Citizenship Timeline: Important Pending Change
Portugal's parliament approved amendments to the Nationality Law that would extend the citizenship eligibility period from 5 years to 10 years for most non-EU nationals. As of April 2026, this change has NOT yet been enacted — it is still awaiting Presidential review and signature. Until signed into law, the current 5-year pathway to citizenship remains in effect. ITC iLand monitors this closely and will update clients as soon as any change is confirmed.
Residency Benefits
- Minimal stay requirement: only 7 days per year (14 days per 2-year renewal period) — one of the lowest in Europe
- Visa-free travel across all 26 Schengen Area countries
- Right to live, work, and study in Portugal
- Access to Portugal's public healthcare and education system
- Path to permanent residency after 5 years
- Path to Portuguese citizenship after 5 years (current rule), subject to: A2 Portuguese language test, clean criminal records from Portugal and home country
Family Reunification
The following family members can be included under the same application at no additional investment:
- Spouse or legally recognized partner
- Children under 18
- Dependent children under 26 who are full-time students
- Parents of both the main applicant and spouse (aged 65+, or financially dependent)
Eligibility Requirements
- Non-EU, non-EEA, non-Swiss national, minimum 18 years old
- Clean criminal record from home country and Portugal
- Investment funds must originate from outside Portugal
- Main applicant must hold the investment in their own name
Processing Timeline
The full process takes approximately 12–18 months: roughly 2 months to secure an AIMA pre-approval appointment after application submission, and a further 4 months from biometrics to card issuance. Renewals (now fully online) are faster.
Why Portugal Stands Out
Portugal's Golden Visa remains compelling for several reasons: the 7-day annual stay requirement is among the most flexible in Europe; the fund route (€500K) invests in Portugal's economy with potential returns; and citizenship after 5 years gives access to one of the world's most powerful passports (Portuguese citizens can live and work in all EU countries, the UK, Brazil, and more). ITC iLand works with trusted fund managers and local legal partners to guide clients through the full process. Book a free consultation to find out which investment route fits your goals.
